AN ORDINANCE AMENDING TITLE XV, CHAPTER 151 OF THE EDGEFIELD COUNTY CODE OF ORDINANCES TO PROVIDE FOR AN AGRICULTURAL DEVELOPMENT ZONING DISTRICT WITH MINIMAL RESTRICTIONS PROTECTING RESIDENTIAL DWELLINGS FROM INCOMPATIBLE LAND USES

Whereas,       The Edgefield County Comprehensive Plan is adopted by reference in the Edgefield County Code of Ordinance under Code Section 151.01; and

Whereas,       Edgefield County adopted the Comprehensive Plan under Ordinance

Number 97-98-363 and made revisions to it under Ordinance Number 03-04-447; and

Now, Therefore Be It Ordained that the above-cited title and chapter of the Edgefield County Code of Ordinances is amended as indicated herein.

SECTION 1.

On page 72, under the heading of "ZONING" (see page 71), and in the table denoted as "Zoning/Development Categories," the following district is added under "Zoning Districts," after the term "LC Limited Commercial Development":

AD - Agricultural Development SECTION 2,

On page 73, after the term "LC Limited Commercial District" and its definition, add the following term and definition:

AD Agricultural Development District

This district encompasses all land parcels not otherwise zoned under some other designation. Its purpose is to allow for open development, but with conditions such as setbacks to lessen the impact of incompatible uses on residential dwellings. The Agricultural Development District is the least restrictive of all zoning districts in Edgefield County and is applied primarily to undeveloped, or sparsely developed, areas of the county.
